Not to mention just started a scorched earth holy war with your new neighbors. 

I'm actually going to Jordan and the Holy Land for 2 weeks.  

Wondering if this has happened in the past so the LL has the attitude of "been there, done that", not a big deal.....or knows the issue and doesn't like the cost to fix it....as opposed to "holy cr@p, my investment is getting damaged, I had better figure out what's going on"At the least, the LL should be telling tenants its not a matter of IF...its a matter of WHEN it will take in water, so store your stuff accordingly

And when the owner dies the heirs also get the step up in basis so the tax goes away.These and a 1031'd retirement property on the water are the holy grail of 1031 investors.

I sure wish I kept my homes I bought there in the early 2000's  holy molly  what a great place and great product.. not sure why you would come to the states when you can buy right there though..

Holy, that is scary w/the renovation costs in New England that can easily swallow that cash flow...I will have to live really close by and do all repairs, maintenance, mgmt my self.
