In my home market of Florida, our insurance rates have made it much harder to have positive cash flow on a CRE deal.

I gave the house a harmonious name, & so far it has cash flowed from day 1. 

One thing you don't want to do is to buy based on proforma and have a negative cash flow property, especially on your first deal.

There seems to be a lack of due diligence before properties are listed, and when questioned about the discrepancies between advertised and actual returns, the responsibility is often shifted to third parties.While it is true that there are properties within their portfolio that do cash flow, finding these requires careful due diligence on the part of the investor—just like any investment.

I would like for the properties to cash flow but have no intentions of living off of the cash flow.

I am still personally buying rentals but I am not expecting much in the way of cash flow at the moment.

I think there's a path to refinance that would flip me into positive cash flow, but I'm coming up short on ideas. 

Additonally investor buyers use matrix like cash flow to determine value.

I can "cash flow" more from my stocks/index funds and high yield savings account with far less stress.
