Obviously don't buy a deal that will put you in the hole every month but don't expect that you are going to be good on $300/mo. in cash flow either.

Hi Mike,I don't know the specific answer to your question, but the dirt cheap bare minimum 'online' brokerage that I've seen a lot of people use, after spinning their wheels and doing a bunch of research, is these guys.To align expectations: you get what you pay for, which in your case may end up being 100% perfectly fine.

My question is what guarantees should I expect before paying? 

Even if they couldnt offer the service to complete the form i would expect them to make me aware i needed to fill it out in the first 90 days as i am finding out now.

I would start by setting expectations that you will likely not be able to net as much as you would if the property were vacant and turnkey.

I don't consider someone always late but doesn't damage the house a good tenant; I expect the house to be undamaged PLUS the rent is always paid on time.

I think the *unreasonable* position is to expect that everyone is/can be equally good with money and financial issues, and those that aren't well that's tough **** for them.
