Make sure you understand how the product is being assembled in the factory vs at the site.

If its an area with more modest but still well-maintained properties but a slightly lower income area (more factory or other blue collar workers, but still stably employed) then you're looking at more of a B- neighborhood.

Right now, it seems very cost effective and profitable to do this using a pre-fabricated home... where the materials are cut in a factory, then shipped to the job site, and the home is stick-built on site.

It is also likely proven that it does not have a defect from the factory.

Don't be afraid of external obsolescence, like a factory 100 yards away or near RR tracks or higher traffic areas.

That being said, the smoking factor is a wild card.So, no set answer here, just wanted to point out that most tenants would rather pay a little more than pay to move.Good luck!

The ownership of the Trust, rights to benefit from that Trust are personal property, just as if you owned stock in a company, your stock is personal property but you don't "own" the assets or factories held by that company. 

They also look into your debt to income as well but the most important factor is your credit score.
