My only thing would be evicting the tenant, it can take longer tan you think, and condition of the house could be worse.However,if you are firm on 150K ARV, and if you can make the deal for 90K, go for it.Probably your hard money loan will cost you around 10K extra on fees and interest.Note: you can definitely change hot water heater for  less than $1200

There is matching paint there and the whole house is the same color accept the red walls in the kitchen that are getting covered up with tan.
