For future reference, there are companies out there that can turn around a checkbook IRA LLC in 3-4 business days, including setup of your SDIRA from a regular IRA.

You could also call the courthouse and ask what the typical set out time is thus giving you time to prelease the unit 5 -10 business days after the eviction date given in efforts of leaving room for needed repairs, painting, cleaning or carpet or vinyl replacement prior to eviction just in case the  seller doesn't agree to the set aside. 

My bank is pretty good with checks, so usually if they sit 7 days and don't come back they are good, which means I tell the prospective tenant that if they are paying dep/first month by check it needs to happen at least 7 business days before move in date.

One thing I've recently learned to be wary of is the length of time it could take to get the zoning certification...their SLA is 35 business days (that's right...7 weeks).

I use the free version so the money doesn't clear for like 7 business days or whatever but I worked that into the plan from the beginning so it hasn't been an issue.
