As of this morning I have filed a complaint with the attorney generals office and provided both the agreement to sell as well as the closing documents.

My attorney advised me to have her sign an affidavit taking responsibility for the deposit and that if the guy ever came back looking for his share that she would pay him or handle all legal issues. 

If your purpose is for legal protection I would consult an attorney.  

So I contacted an attorney who said we can do a quiet title but since there are so many people geographically displaced I'd have to post about it in the national newspaper and all in all the cost would be roughly $40,000 just to get marketable title.

Doubt the LLC owner has performed all the necessary tasks to avoid the "piercing of the corporate veil" by an attorney that knows what they are doing.DM us if you'd like to discuss more and get an intro to such an attorney...
