@Chris Anderson  It was brought to me as a turnkey deal by a turnkey company who said they have a team to do the rehab for 10,000 and manage the property for 10% of gross monthly income fee.

@Adam Anderson he doesn't do full estimates, only T&M and wants us to pick everything out.

While I could be wrong, I don't believe typical stuff from Anderson, pella and marvin are suitable for this design.As an investory thinking about the project in the context of a flip, maintaining a lower cost basis is a priority of mine, while delivering on thermo-efficiency and design.
