I cannot fathom having a MTR that required the family we are hosting to setup their own utilities. 

**Maintenance**: Be prepared for a bit more wear and tear compared to market-rate rentals.

Why mention the tenant will be responsible for appliance repair above ordinary wear-and-tear?

My partner and I have been investing in OH for about 5 years now, we are cashflow investors and have over 20 doors consisting of SFH and duplexes in OH.

In Portland for example we are not allowed to increase rent more than once in 12 months, and it must be less than 10% increase in "effective rent".

We eventually plan on adding more properties and its not whether we should or should not create an llc, I believe we are set on it.

We are in the Tampa, FL area.  

The sellers says it's just college boys and that's to be expected.He's currently getting good rents...as unbelievable as it may seem and if cleaned/fixed up it could make more as well as increase the value of the property.We own several coworking/coliving properties in the US and Mexico, so we are used to hospitality and properties out of state.However, my questions are;Is this a norm for college students, or student housing?
