In this manual (which I assume could be modified to provide to tenants) I include all the financing information (which you would not include for tenants) bank accounts, mortgage accounts, payment information, and mortgage payoff), a list of the contractors, what each contractor does, a list of upcoming planned or necessary repairs, and a copy of all leases associated with the property.

Where is this equity coming from? 

BP and the forums have been so valuable while I’ve been learning and I’m so grateful to have this resource.I’m a US citizen currently living abroad (London, UK) and would like to start my REI journey in the US.

Also if any NJ agents that are familiar with using these and transitioning out of them can reach out for some advice and education that would be great seeing that I will need an investor Friendly agent over here to help guide me through everything.

How do y'all find your clients in need of this type of funding?

Hello @Jerry A.Feel free to message me if you have any questions but I would seek out a broker who has access to over 220+ lenders to help do the shopping for you. 

I’ve seen deals like this before where a seller needed quick cash but was still emotionally tied to the place.

With that being said, what do you plan on doing different this year in your business?
