My plans entail turning the den/office space into a BR then re-working the floor plan upstairs to create a beautiful master en suite.

In researching the area, I discovered another area investor is rehabbing his purchased properties to convert living spaces (ie dining rooms) into additional bedrooms and also adding en-suite bathrooms to new and existing bedrooms, thus increasing occupancy and cash flow. 

@Andrew Cho you can raise rents on non-RSO units but the eviction moratorium still applies regardless of RSO status.

It is a 5bed/2.5 bath main house right now and will become a 5bed/4 bath, with 2 of those bathrooms being en-suites.
