We have offered to allow her to pay a reduced rent for the first few months as well but I am worried that may create some sort of limit on how much we can raise the rent on her in the future.

It’s the same thing except it’s done in the name of the IRA and all the money comes out of the IRA and returns go back into the IRA.

Once you've identified what's important and what ratios to look for to evaluate a property, all future deals should be weighted against those "good" ratios/numbers - and periodically adjust to suit your goals.

Nearly all of our business came from the relationships that our originators had built over the years. 

And I hope that is more future readers of this post, and on BP. 

I knew not to expect that in the future but was hoping to replicate some of that deal structure.
