popcorn ceilings are so ugly even in good condition I think I'd demo it out and have it drywalled over

My investor expressed that he specialized in saving near demo ready properties.

People sell them cheap or even give them away for free all the time just to save money on demo when they want to stick build on a property.

I actually didn't like the house at all until we demoed a bunch of stuff attached to it.

Obviously being handy would help you but Im sure doing the easy stuff like paiting, demo, and trash haul would be fine for them.  

My property will very likely produce a small positive cash flow in the tune of $150 after all expenses including management (despite planning to self manage), but my primary focus is on mortgage pay down, tax deductions and appreciation for the long term, so I can either refinance or 1031 exchange it one day in the distant future.I am in the beginning stage (demo part of the rehab) of my first BRRRR investment!
