There weren’t tiers when I joined so I can’t speak to that but Pace puts in 20+ hours a week of live calls, there are hundreds of documents available for anything you need in RE, the students are all a family and team up on deals.

I have student loans that were just recently forgiven, through the SAVE program.

Needless to say they are not the same thing, which is why everyone is urging such caution!

Though I will say, as an owner / specialist in local student housing, student housing wouldn't be my play right now especially for a first-time investor.

I am defending mentorships because they CAN work if you get the right one.Yes $40K is a steep price for sure, especially because NO mentorship can guarantee results.But I go all out for my students, and I  have a HUGE overhead because I go all out for my students.It is like saying I am not going to buy that house because it is $700KBut you didn't consider what the COR is or the ARV.

I'm thinking if we can add a $3k shed, we could charge the students a little extra per month.
