Ann, that's what I meant when I said I just assumed those things -- I naively thought that at least the settlement part would be uniform, basic steps they all follow and same guidelines for all, but, No, now I'm finding out that even that part is all cloudy, too, even though it shouldn't be.

I don't know how your other markets compare but there are major metros that don't have that same uniform floor where you could do a lot more in terms of volume with the same starting capital.
