Depending on how much you'll like to contribute to this retirement account keep in mind the self employment taxes you may need to pay of 15.3% and age if contributing to a traditional not roth type retirement account.I agree with the above based on your answer you most likely won't have issues in FL.

Also AirBNB stocking fees, maintenance, cap ex.But at the same token know that the principal portion of your mortgage payment is actually not a true expense so there is that benefit to doing all of this even if you are light on the cash flow or break even.

Pretty solid points here, I would also like to add refinancing with a non-traditional DSCR based loan can assist with getting access to cash quickly as there are many lenders that have a lower seasoning requirement.
