ok, small update:i compared my options. based on youtube i should be able to crack the thing open with a long pry bar ($16, as my normal crow bar doesn't look like it'll give me enough leverage) in ~2 minutes. how do they get away with calling these things "safe"?

May be a stretch of a question, but, if an SDIRA is used, are you barred from personally collecting cash flow that the rentals kick off (meaning, does 100% of ALL revenue/profit have to go back into the IRA)?

When they forget to include any holding costs, closing costs, etc into the "potential profit" number, again, shows lack of experience.I don't know your area, but the bar is not set very high for being a good wholesaler from what I have seen.
