I agree about staying on top of things, I also try to make sure things are in good working order prior to tenants and try to keep the current age up big ticket items in mind. 

I would assume this would mean the big ticket items (furnace, HVAC, plumbing, windows, roof, etc.) are in safe working order.

At lease with a new home you wont have to worry about big ticket expenses.

Then in return, you can spend more time on the bigger ticket items like finding the next deal! 

Interior is fairly easy exterior is well septic and roof that big tickets

Vacancy and capex(capital expenditures) big ticket items like roofs and floors.

The cost of some of these goods and services (such as plane tickets), which fell sharply during the pandemic, are now recovering lost ground with a vengeance.

As a lender now I feel like the house probably barely qualified for FHA financing, those loans require a more move in ready house which it was but a lot of the big ticket items needed to be replaced within 2 years (HVAC, roof etc).

Then you will have enough points for multiple roundtrip airline tickets (or hotel points) to anywhere in the world. 

Just get as clear of an idea as you can—preferably with some reinforcement in the way of photos, articles, mocked-up plane tickets or certificates, etc.
