The whole thing in my opinion is ridiculous... any quack on the internet with a masters degree in psychology can issue an ESA letter from anywhere in the country to a "patient" they've never met so they can bring their cats and snakes into my properties without paying additional deposits or pet rents.

Typically the numbers work out to just about break even, and that’s if you self manage.I don’t want to discourage you in any way from investing, but your agent is trying to sell you snake oil if he/she says it will make a good “investment”. 

How do I get these contracts and most importantly what clauses should be in it to guarantee that I will not be “Snaked” by Seller or buyer.

They flushed the line with a hydrojet and sent a snake in there, and they think there is an obstruction or broken pipe in the system.

(I did freelance work for a couple years, and I consistently overworked because - well - a lot of small businesses don't trust SEO people because there's a lot of snake oil in my industry.

And remember that ESA covers any animal, horses, snakes, you name it.

LOL we take people with no money..... just pay me $20k to show you. 99.9% of things like this are gurus selling snake oil and a dream and it is very predatory.
