Thanks @Hai Loc I'll check those out. i googled "Toronto Commercial Brokerages" but most of the sites/businesses seemed very lowly rated and "suspicious" to me.

If I were the investor I'd get suspicious if you showed up in a suit; but I am west coast and have not owned or worn a suit since the mid 1980's.

I am suspicious that they are trying to force me to back out of the sale so they can re-list the property at a higher price now that the market is recovering.

I'll be honest too, they know what they are offering you as it's 1/3 of what you're paying to get it fixed- smaller in terms of $ than those of going to civil court, yet no offers made to come out and re-do the work themselves or pay full price to fix it (ergo, they know how much it seemed you were willing to accept to avoid a mechanic's lien, civil court, or paying you back in full for second repair, so they just want to be finished with this situation totally) As far as PM goes- again, suspicious that they only sprung into action after court was mentioned and were otherwise lackadaisical in approach to resolve.

2 isn’t necessarily a trend but if it starts happening all the time to get around a minimum stay requirement, I might get suspicious.

Yes, it does seem suspicious it was listed a year ago and quickly decreased in price drastically with another buyer falling out of contract.My back up plan was to rent out to students if travel nurses were not interested.
