If I could rewind 7 years, I would’ve personally scooped up another property near downtown...prices were more forgiving back then.All that said, I’m curious..if you were getting back in the game today, would a condo with strong amenities but an unpredictable HOA top your list, or are you eyeing single-families for that full control?

Right now in AZ I have a few strategies that will get you cash flow positive, not going to retire you in the next year or 2 but strong long term growth potential.

Fix Flip- only do surface style changes- flooring, landscape, roof, windows, etc. 

They will charge you money, but getting this on their credit report is a strong motivation for them to pay.

Most invest in these smaller assets focusing on wrong criteria leading them to markets without meaningful appreciation and even when they do stumble across a market with strong fundamentals they do not understand  real estate finance and/or fail to exit these assets when they the appreciation event occurs wrongly focusing on rental cash flow.The ability to combine a high earning W2 with a sound investment thesis is a winning recipe but not realistic for most.

I see lots of cabins for sale but I’m concerned if the market is strong.

Longer lead times I get alot of intern inquiries which can be fine but income wise they aren't as strong a candidate.
