Depends on the terms of the auction for the property you bid on.Whether it was an absolute auction or not.If there was no reserve minimum then you bought it.Most of the time there is a reserve and even if you have the winning bid the seller still has to approve or can decline or come back with a counter.Many times buyers think they have stolen the property for a great price and the sellers think they were going to pull one over on a dumb buyer.The less competition you have for a property typically the lower price you can get.This is why off market deals are sought after for acquisition versus many newby investors who will bid at auction and overpay for a property.

iv had my water heater and furnace and carpet in lounge stolen and the person who helped my buy it had the property on his corporate policy and said ezxcess was $2500, so not worth claiming, so i have to pick up the bill, just sorted the carpet goes in tomorrow, but dont want to put heater in or furnace yet as it could get stolen again, i did think about bars on windows but go told it wouldnt pass the HUD assesment?

In any industry there are those that believe being mediocre is a way of life.Sadly they also believe they should get excellent compensation for their mediocrity.So I wouldn't regulate these types to just one industry.For the stolen mechanicals issue what happens is the listing broker lists the property and makes periodic inspections.In between going under contract a perfectly normal property could have the outside unit stolen and the inside trashed.You have to answer was the property broken into because nobody was watching it or is the are not as great as I think it is.For the most part vacant houses even in nice area get some vandalism.Once someone occupies that is usually not the case.A bad area however will just keep getting things stolen over and over again.Peter is that the property I said you need to check about the flood zone??
