I hear 2000 are planned in 5 year span.

The more time you let pass the more you forget the details. if you have a span of time (2 weeks +) between your class ending and taking the exam, suggest you either do a online review or a test course prep.  

I've already been through 3 in a short time span. 

Part of me feels like they should have evicted the tenant after month 1, but realistically i know this process can span some time.

The capex is low. example roof $10000 /25 life span / 12 months = $33 per month.

It doesn't matter the time span in which those 16 exist, it matters how you spend them.

Capex: roof $15000 / 25 life span / 12 months = $50 per month.

  (20-40 hours over a 16 week span).  

Capital expenditures: example floors 1000 sf @ $6 sf = $6000 / 8 year life span /12 months = $62 per month.

Roof @ $6000 replacement /25 year life span / 12 months = $20 per month.
