For me personally I will stay out of the city limits for STRs.

I think you can accomplish it, but you would want to check the inventory in the area for MTR because most MTR will want to stay privately.

Definitely agree with Kevin, a lot of insight in this one post, especially on staying practical and working fast to put a deal together. 

Pad Split tends to have shorter stays. 

Looking for advice on good areas and areas to stay away from. 

As things get more difficult more and more and just staying higher end.

@MikeLambert thanks for all the insight on Tulum I love the town and would like to purchase A condo For myself don’t care if it doesn’t make much money  but obviously would like a great location I am a dual citizen and want own property in MexicoI probably won’t stay there much if at all I just love to buy real estate one of my addictions 😂Searched online There are so many developments from $100k - $200k would be my comfort level if any of you guys have recommendations on location would appreciate it

Also, if I recall Texas law (oops, see above) it’s only state that I think imposes a statutory stay on foreclosures pending probate.
