Since we are mid-progress, still have a lot to go including: Drywall (half the house needs it), painting throughout (neutral light gray tones), kitchen put back together, recessed lights installed (all LED), floors re-sanded and stained (original red oak on 1st & 2nd floor), etc etc.

Since the cabinets are different colors, I dont think staining is an option unless its a really dark stain - since they will come out different shades - so I was going to paint them.

Several nice towns in the Greater Lowell area, but you will pay a lot more for a similar place and only get marginally more rent, but your appreciation potential is much greater and your tenants will be higher quality generally (Though my Lowell ones have pretty much all been perfectly fine sans one sh*t stain early on).If that is your area of focus there are some meetings up that way.

We do hold a small damage deposit just in case a pet does end up staining a rug or damaging a bedspread.
