Townhomes CAN be a great investment- I have one that is in Uptown Charlotte, right across from the Panthers / Charlotte Football Club's Bank of America stadium, and it is a consistently excellent rental, with major appreciation- but that was a very unique investment.

You can fix and "ugly building" by yourself but it's much more challenging to solo-fix an area (unless you have a few billion in Detroit and want to gentrify the area are your sports stadium).

Everything else was the same...how to use the smart home devices, where the trash and laundry is located, where to eat, things to do in the area, where the spring training stadiums are located, etc. 

He also bought it at speculative pricing bc of the new stadium, so he paid well over market value at the time.These two duplexes have about 37.00/sq ft into them, and should double in value within the next 3-5 years, to 74.00/sq ft.

It's in a fantastic location in uptown Charlotte just blocks from Bank of America Stadium.

Both are near the Forum, stadium, train line, etc. 

Westwood HS in NW Austin is one of the top HS in Austin. 78758 is more lower middle income built homes (C class) and will have poor schools for the foreseeable future, so that would be it's the biggest limit, however it is in a great geographic location next to the Domain and future MLS stadium.

The property is adjacent to Arrowhead Towne Center in Phoenix, near shopping, restaurants, transportation corridors, corporate headquarters, three hospitals, sports venues (MLB spring training, State Farm Stadium, others), and snowbird housing from Oct-Mar. 

Atlanta has Coca cola, NCR (its not the HQ), they are building Thyssenkrupp by the braves stadium and Home Depot, just to name a few.
