As far as your loan options, discuss that "Solely" with a Lender, as they will address all of the requirements including your self employment status and your current lease arrangement and how they affect qualifying for a loan. 

That attorney can make sure your interests are represented and that you're getting the arrangement you really want.

And this depends on who arrange financing if any.

Loans do tend not to happen by accident under tax law - the courts like to see notes, collateral, and a list of other "bank-like" arrangements for a vague transaction to be viewed as a loan.Contribution via a personal credit card buying something for the IRA.....muddies things up a bit. 

Is an LLC overkill for this type of arrangement? 

Everything that remotely smells like advertising is deleted in the forums :-( thus the paid marketplace area (hint).Since BP doesn't have non-US cities to choose when hosting and arranging local events, some people (wink) might have to choose a US location but be sure to add local keywords to their headlines and content.

Check out Guardian Water & Power, their smart (water) meters are in the $150/ea range (not including installation, but they'll arrange for that too) and do not require any involvement by the local water utility.  

So, if we agree that a fair mgmt fee would be $75 per month how does this translate into a partnership arrangement?
