I wouldn't start investing in the US if you have no plans on coming back from living in China.

Right, @Karla Garcia but the trick in rehabbing is that you may think you know what needs to be done and how much it's going to cost until you start the process and then you knock down a wall and realize the whole house needs to be gutted!

I would definitely start off renting most units as LTR and slowly renovate and furnish units to do MTR, having a mix of both. 

The best time to invest is always in the past, but that isn't possible, so the only thing you can do is start today.
