Hello,I am new to BP and still sitting on the sidelines in the world of REI.

So I have been playing the sidelines!

I'm fortunate to sell enough real estate to keep money coming in and the bank is sitting on the sidelines ready to fund a deal at any time so I didn't have as much of a need for the proceeds as I did monthly cash flow and building long term wealth.

It also forces me into ACTION rather than just sitting on the sidelines and reading about the note world. 

I am not sure if I thought that was a sign or something but I let that delay things even further and continued to be a side liner that was always researching the latest creative strategy.I only recently found biggerpockets.com from being on @JSCOTT mailing list over at 123flip.

If the economy scares you or you are concerned about a downturn in real estate values, stay on the side lines. 

I have been on the sidelines for a while now and would love to pull the trigger on a duplex or triplex near me as well. 

Many people talk in general and offer alot of sideline advice.

I see too many novice investors on the side line while they set up an LLC, build a team, establish a marketing plan or whatever other BS someone told them to do before they get started, when the reality of the situation is that you will learn much more by doing that you will by preparing to do do something. 

Sorry I don't have any great tips but as much as I would love to participate in CA MF, I have stayed on sidelines because people are buying based on expected appreciation, not current cash flow.
