While it's not clear to me that this specific issue is governed by that type of sentence, I think that it requires somebody with much more knowledge of these particular laws in Illinois to render a better opinion.

I agree with buying universities but at the same time in that sentence you said universities attracting more apartments were a reason for added stress and problems.

Not knowing anything about your tenant situation besides the three sentences you wrote, I doubt an eviction would really scare or pressure this young individual who doesn't pay her bills and has her car privileges controlled by her parents, but it would atleast get the ball rolling if she doesn't move out soon like you assume she will hopefully do.

The seller is a Realtor and I was concerned about how it would sit with him if the contract just flat out said "Buyer reserves the right to assign contract" or something similar.Sometimes a little finessing of the sentence works wonders.
