We look for a dry crawl space, vapor barriers, and windows/doors that seal completely.

To get the squirrel out and keep it out they will need a pest person to check there is no nest and animal is out and a maintenance person to seal off the entry points.

They should have used KILZ first (or even better a shellac) and then painted over top to seal in the smoke smell.

@Jerryll Noorden I have been at it for only a few weeks, but i went to a meet up and had a investor ready to buy a property but my coworker sold it to a other investor before i was able to seal the deal. 

Seal the gaps and edges, make sure floor is levelish and free of sharp objects and debris every crawl has collectedAll in for everything, grading and plastic and sealant your looking at 500 bucks or LESS if you do it yourself and have a few tools and few hours of time.

Agreed, Cash, close in 30, no conditions usually seals the deal.

Cracks can be sealed and a foundation stabilized without lifting the house and building pillars.
