Granted MFH are more common in rougher parts of central jersey and my purchasing power can't acquire me something in North Jersey here homes are much more desirable when it comes to appreciation and schools and safety.

It makes sense they do that for safety reasons but how frustrating for you! 

Other exclusions are roof replacement, anything requiring a permit, exterior painting if more than 5% of surface, "maintenance related to the garden, lawn, or landscaping," anything covered by any of the various required insurance policies, etc.

There are no other safety concerns or visible signs of the fire left intact.

Also, morals do come into play, that is an aggressive policy to have in place.

The damage waiver is almost like a little insurance policy for damages that exceed the deposit.
