I'm going to make rounds every week to look for sale by owner deals.

There are a lot of tourists and tourist events in this city pretty much all year round.

I spray the leaves with Round-up on a warm dry day (normally wouldn't use it, but sometimes chemicals are your friend), then plan to go out in a day or two and remove as much as possible.  

I am also interested in knowing  what the market may be like in surrounding cities such as Round Rock or Pflugerville?

There was a post here a couple of years back with a guy bragging how he and his brother, ex-neighbors and “friends” of an elderly hispanic couple, made 10k on finding a buyer for the couple’s 1970’s mobile home on a lot in Round Rock.  

-Round up and over estimate all expenses and negotiate an even better deal to account for surprises.

When you combine that with what @Dave Foster said about leverage the premium becomes a rounding error.I'll round out my diatribe with anther Buffet quote: "It's far better to buy a wonderful company at a fair price than a fair company at a wonderful price" I believe the idea holds true for Real Estate as well.
