If you don't have a track record your roadmap to success would begin with smaller properties such as SFR, duplex, 4-plex, etc and then you can scale up as your investor base broadens.Buying lower-end is OK but don't let that lure you into a false sense of security.

Account Closed I am so glad that you asked me this question as it forced me to pull out a pad and a pen and actually write down my road map (I have a bad habit of not writing down my goals and just keeping them in hindsight which sometimes, they end up getting lost; in hindsight).

What was interesting to my husband and I was not really the "education" piece per say, but they talked about having access to:1) preferred lenders who lend at rates of 1-3% vs. the hard money lenders at 10%+. 2) Supposed teams of contractors & other investors3) a group who analyzes your deal before purchase - submitted on a "road map" in the software they provide you4) they also said if you do your 1st deal in 90 days and do a testimonial, you get a full refund.
