I would ask myself if I could get much more than an extra $7,500 in profit by closing on it myself and then reselling it, and if not, it makes sense to get it under contract and assign.

So if they are illegal in your state, I would be very cautious about wholesaling via an assignable contract if you are licensed.While it would cost a little more, Id suggest buying then reselling to avoid a potential net listing.

Assuming it's a substantial percentage, I think you're going to have trouble getting any movement on it.Is there any way to subdivide the property and rent or re-sell a piece of it to come up with some of the remodel costs?
