When you have a tenant issue there aren't a bunch of other units to cover the shortfall.

There are really only two options if there aren't interior back stairs. 1.

To maximize your first VA entitlement, I would skip the single family homes unless there aren’t really multi units (1-4units) available in your area.

And if risk is the biggest consideration then you'll be wanting to focus on quality of tenant more than quantity of tenant.

If you start communicating before things get all legal, then that shows everyone in the neighborhood that you are willing to work within the regs and with the neighbors in order to fix issues.If you aren't the problem, things are smooth with your STR, then you want to convince them that they should let things continue and penalize the problem properties and not yours.My 2 cents as per usual.
