Class D is mostly rentals (another tip to look at owner occupied stats and/or if the neighborhood is identified for revitalization), the tenants are outside smoking, they are talking to neighbors and solicitors, it is a completely different vibe that is pretty noticeable just driving through.

You just have to know the area  the soils and or get owners permission to do a test if they will allow it ( pretty rare i suspect to be able to do that)..

In the current market, it's pretty much impossible to have any positive cash flow in the 2-4 unit space with long term rentals, unless you're putting ~40-50% down, not only focused on the cash flow per se, but rather simply not being in the negative.

I'm pretty sure if the owner filed bankruptcy the Trustee would have your claim to the income disallowed and since the owner does not have personally liability for the "debt" you're not even an unsecured creditor.
