I never investigated further.I always questioned his recommendations because at the price/rent point he was advocating, the maintenance/cap ex would consume too much of the rent unless actively self managed.  

Investigate to see if there are people/jobs moving there, and if there are, start running evaluations on every property for sale that pops up in that area.

The real estate investor has advertised on this site, and continues to advertise joint ventures and private money deals in multiple states.

I was able to lock in private money to purchase the first of the two properties with plans of doing a BRRRR.

I was actually on a team dispatched to investigate the Surfside Condo collapse until the clean up process basically rendered our investigation moot. 

And thankfully, by the time I needed to execute on those options and actually complete the purchase of the leased properties, I had developed some private lender relationships that allowed me to complete those 3 transactions and several more thereafter.

I investigate new developments every day and it comes pretty easy to me but without knowing the site it is not easy to comment.
