LLC is a pass thru entity so it should reflect on your individual return

People keep posting on BP with poor ADU appraisals (and this matches what I hear at RE meet ups), but for some reason there is a reluctance to believe these posts.  

Is this something you've ever done as an individual landlord, or is this something more for larger multi-family properties only? 

Also consider short term month-month leases on airbnb, renting individual rooms, month to month leases, just to get the cashflow energy flowing again.  

I do not see any of those scenarios as likely and therefore see poor/negative cash flow at max LTV refi continuing for some time.

When you do that groups of people will apply, rather than random individuals.

You will be able to find a co-op apartment that allows rentals but whether you'd be able to close on it is another question.Co-ops with poor financials will have trouble selling units to borrowers using a mortgage.

The trustee, borrower or bank can ensure you get your hand slapped hard for approaching the circumstance as a work-out or foreclosure fix it guy without a license or being an attorney.Let's say that we can approach the owner and be in compliance, which you can.You will not purchase a note as an individual investor from a bank that has started foreclosure by making an offer like that.You get a request from the borrower for the bank to sell the note in lieu of payoff as demanded.

You will have the opportunity to meet like minded individuals with all different levels of investing.
