I don't know your experience level but if you don't have time you could play the numbers game and carpet bomb the whole neighborhood.

So here’s the bottom line.For debt personally guaranteed, anything over 60-65% leverage does put your other assets and personal guarantee into play.  

Play the long game and build relationships with people without asking for their business.

Does not work as ideal brrrr even if numbers play out for traditional ideal BRRRR as there is no way to extract all cash invested.  

You can try to talk to the seller about private financing and see if they are willing to play ball.
