Hi Javier, The deal itself is good from a numbers perspective.

From my perspective, when I started house hacking, I really enjoyed learning about all of the trades, but as you said-  it becomes harder to do all those things while building.  

In the few times that it has happened, we've been able to fill the vacancy within a week or two.I may also have a different perspective because at 25, I had a failed business and moved across the country for a new job.

Would love to hear some perspective on this!

@Lawrence Bland, all of this is from my own perspective, which is likely different than yours.I see buying as a much "harder" process than building.  

Although from lenders perspective if you have done handful of successful rehabs, you should already have a pretty good understanding of the process, and can have an easier time to obtain a construction loan.Also Development (building multiple houses at the same time) will require additional skillset vs one house at a time.   

I will be keeping in touch with all real estate investors to gain all perspectives. 

As long as I do the 1031 properly (intermediary and all) and don't touch the sale proceeds, nothing changes from the interest tracing perspective? 

My uncle lived on St Thomas for about 25 years and it seemed incredible from my perspective; but the day to day small town BS will wear on you quick.
