I personally, being on the NAR Board, at multiples levels of the organization, and being heavily involved on the lobbying/legal side have been way ahead of the curve on this stuff. 

It not only enables property marketing but also facilitates payment management, lease handling, and work order organization.

Ybor has been up and coming for years, so much to do around great Cuban food, trolleys, new bars.

With Baselane I can set up a virtual account in about 30 seconds for each property that I manage that helps me stay organized and automatically tag transactions from each property's account to that property.- Hire a great team.

My thoughts are a fast food restaurant with a small apartment building on the other side. 

It has a bunch of features to organize your leads into different categories, and add numerous notes to each lead/contact.

As for value, a similar property down the street sold in the mid $800's in Q4 of 2023.Closed in December on a 6-plex in Berkeley with an in place 9 CAP, with 3rd party property management in place.I am in contract on a 4-plex in the Adams point area of Oakland, within walking distance to Whole Foods.

You a restaurant saying how dare a customer expect there food WITHOUT hair in it, a mechanic saying how dare the customer expect the auto to be fixed when it leaves, a pilot saying how dare the passengers expect you to "fly sober"....
