I was to start assembling a team together and am looking for any recommendations of contractors that will offer a little bit more hand-holding, as I am still fairly new to this process.

One property I eventually bought listed at 400K, but wasn't worth that much in it's current condition I offered 300K and it sat for 2 months before they sold it to me.

However short contract period allows you to pursue other avenues to sell if the wholesaler can't execute on the terms they offered.

Starting local offers hands-on experience and control, ideal for learning the ropes, while out-of-state investments can provide better returns but require a reliable property manager.

Large apartment complexes flooded the market with inventory and are offering crazy incentives and amenities that crush the small landlord which can make finding a tenant challenging and often for less than market rent.
