@Allison Cutlip No offense intended but "How do we create a lease" and "How do we find software to manage the property" sounds a lot like you need a property manager.

You are only adding complications and costs with the LLC with no upside  This is all assuming there’s been almost zero appreciation and you shouldn’t sell tax free while you have the chance. 

If all is good, there should be no problem with that, right. 

But that also means you’re generating almost zero appreciation and barely better than bank CD returns.

So no leasing agent, no maintenance. 

There are no "secrets" and every scheme has been tried and tried again.

I haven't done an assumption on a VA loan, but I have bought many properties with VA loans on Subject To with no problems.
