@Catie Fihn It will be hard to enforce it but tell them your insurance no longer allows for it and they need to smoke outside.

Several times we hired a professor/soil scientist who taught most of the soil scientist in the state.The township/SEO (Sewage Enforcement Officer) has historic records and can tell you if a specific lot is:A. passed septic testB. failed septic testC. never testedI used to be a licensed SEO and took all the state courses to do perk tests, so am very familiar with the process.In Bigger Pockets Podcast #82 we only slightly touched on land subdivision, development and vacant lots.

The zoning department did admit that they were tracking the property as a 4 unit multi-family and had no intention on enforcing the current zoning as a lot of properties in Old Louisville fall into that category.

Also, though, it's pretty well-known that these rules -- be it in Arvada or Denver or Colorado Springs -- are not proactively enforced.

Pretty much anywhere but:1) Near major hotels2) Legislation or soon to be legislation is creating an issue3) Anywhere that folks in this thread suggest.For me in 2024, I've done two and am aiming to do one more city and a total of 3 more properties.

Take someone with you, or show up with law enforcement that day.
