CA has it's upsides and both states have insurance issues.

The foundation was already approved, permitted and finaled years ago for a 3400 sf house, and its solid and I won't be building directly on the overhang edge; but rather back away from the edge a few feet to prevent any load issues all the weight will be on the longer sides of the existing footing.

If there weren't any issues than we would refund the money.

@Shayan Sameer Yes in case the projects do not work as expected you will have an issue with paying off the HELOC  on  your properties unless you do a cash out refinance and then the risk is not so much as there is no second lien(HELOC)

That filters out 99%+ of the issues. 

Prioritize tackling critical issues and beefing up security to keep your property safe and sound.

If you set up this new endeavor, the 10 cabin property, improperly you take the chance that things don't transfer and possible future legal issues. 

Under $100k, were talking Old, beat up, it's coming with issues and the vast majority of time there is hidden uglies that come out later.
