I shopped around and called several title companies to inquire about their attorney contract prep fees, compared reviews and ultimately found the one I have.

I'm not a tax prepare but I would double check with a CPA in CA and also inquire about 1031 exchange.Let us know because this is a new scenario to me at least.

I once called the county inspector there to inquire about a house that had been converted without permits, and he said as long as there was egress for fire, that they didnt care how or when it was converted to a multi.  

Search the bar for something like business credit, I think I inquired that here, and had a pretty good advice from someone, haven't tried it still.
