I would like to start generating some passive-income and start with some residential properties in my initial portfolio.

Even if I am to not be taking home the lion's share of initial deals, I'd like to still be building some capital for future dealings.

There is life stages to investing, and the math is clear that strategic debt use, strategic leverage, pyramiding, appreciation, is the wealth generator. 

If I pay for it initially with my primary residence HELOC , currently at 8%, the interest only payments would be $640, so $1,340 monthly expenses mostly. 

The property was sold on 9/13/2024 for $155,000, generating a significant profit.

I've been running the numbers on different properties using a variety of online calculators for properties that I initially thought looked like there may be potential.
