I found a house that I'm interested in and my agent has gotten me a list from the city inspectors as to what needs to be fixed/replaced (obviously I'll need to do wayyyyy more renovation than what's on the list, but it's a good start without ever being at the house so far). 

Seek out distressed houses that are better off with minor cosmetic updates than major structural repairs.Form a Team: Assemble a group of experts to assist you in navigating the house flipping process, such as bankers, contractors, real estate brokers, and inspectors.

You get a credit and take care of the repairs yourself later. if the seller does do the repairs, you can pay your home inspector a little extra just to go back and verify the quality of those repairs.

The inspectors generally just want the unit to be safe, and meet health codes - stuff most landlords are doing anyways.I would recommend leveraging a good property management company who is clear on how to work with the housing agencies.   

Make sure your contractors are familiar with FHA guidelines, section 8 inspections, & the housing authority inspectors.

If your knowledge of construction is low, you'd otherwise be relying on the GC to do everything correct w/ a reasonable level of quality (inspectors just look for minimal code compliance).   

Including, but not limited to, contractors, lenders, wholesalers, potential sellers, potential buyers, attorneys, title company, inspectors (all types!)

Second step is to hire a lead inspector to inspect it if it hasn't been.
