in our market land is a 12 month supply. unless it's entitled it's impossible.

It's basically impossible to rehab on your own in a reasonable amount of time, get back on market, and sold. 

I haven't seen more than 3-4 good deals on the MLS (Idealista/Fotocasa) in a year and it's always almost impossible to get them (sold in hours or fake listings).That is why I thought that I would take the matter into my own hands.

Not impossible but more difficult. 

In this market it's nearly impossible to make a profit.
